Site Plan Requirements

The following information is generally required on a site plan:

  1. Address and/or lot, block and subdivision
  2. Front, rear and side property lines, indicating the length and width of the lot.
  3. Location, size (dimensions) and use of existing and proposed buildings, include sidewall height of proposed buildings.
  4. Distance of property lines from the proposed and existing buildings.
  5. Locations of alleys, streets, easements (drainage, utility or walkway), and public right-of-ways. Please label vacated alleys and/or streets.
  6. Proposed or existing driveways.
  7. Proposed location of sewer lines, water lines, electric and gas meters, sump baskets and drainage lines.
  8. Location of utility room.
  9. Name, signature and date of person preparing the site plan.
  10. Indicate Northpoint.
*After a preliminary review, additional information may be required.

General Residential Setback Minimums
(Primary Building and anything attached to the Primary Building)

Front Yard Setback Minimum = 20 feet

Side Yard Setback Minimum = 7 feet for one or one and one-half story buildings; 10 feet for two and three story buildings

Rear Yard Setback Minimum = 25 feet
Garage/Accessory Building Minimum =
 4' to adjacent property lines
 5' to property lines abutting an alley

Note: the curb is NOT the property line. Property stakes must be located.

Foundation Elevation - The exterior foundation shall extend 12" plus 2% slope above the street
